Your latest update on our improvement programme

Here’s the work we’ve completed between April 2011 and September 2014, and our latest targets for delivery by March 2016.

  • 1,544 electrical rewires. On target for 2,000.
  • 3,275 external improvements. On target for 4,000.
  • 694 windows. On target for 1,800.
  • 2,274 heating upgrades. On target for 3,013.
  • 5,118 kitchens and bathrooms. On target for 6,466.
  • 6,247 environmental improvements. On target for 7,450.

We’ve amended our target figures, from those originally published in the offer document, and we’ve agreed these changes with the council.

The offer document is what the council promised you as part of the Stock Transfer Agreement, when we took over the ownership of homes from April 2011.

We agreed to deliver these promises on behalf of the council within the first five years following transfer.

The numbers and types of work included in the offer document were based on a stock condition survey carried out in 2009 and based on approximately 10% of our houses.

By April, we’ll have completed four years of work. Along the way, we’ve gained more accurate knowledge of the condition of your homes and can better estimate the work still to do.

Our original figure of installing new kitchens and bathrooms to 8,300 properties included 200 that we completed by the end of our 2010/2011 programme. These were done during the time required for the council to share the offer document with you. The balance is due to some customers choosing not to have new kitchens and bathrooms when first offered to them. So, we’ll be writing to customers at these properties, where work is outstanding, to include on our rolling programme from April 2016.

Some customers also declined new central heating systems when first offered to them. We’ll again write to customers at these properties to include on our programme from April 2016.

We’ve reduced the overall number of external refurbishments to shift from small work, which we can do as minor repairs, and focus our efforts on more important improvements, such as re-roofing. We’re investing more money than we originally planned and we’re also trying to secure additional funding for a programme of external wall insulation.
