Rent arrears if you’ve already left your property
If you left your property owing rent or other charges, it’s important that you repay the arrears as quickly as you can, ideally in one payment. If you can’t repay the full amount immediately, then call us and let us know: 01204 335252. If you don’t do this then we may refuse to re-house you.
If you don’t agree with the amount owing or you think you should be entitled to housing benefit for part or all of your former tenancy arrears, contact us.
If we don’t hear from you then your file will be passed to our Former Tenant Arrears Service who will write to you within 2 weeks of receiving your details. If you don’t reply, we’ll follow this up with another letter 2 weeks later. If we still receive no response within a further 2 weeks, then we’ll write to advise you that your case may be passed onto a debt collection agency who will recover the money on our behalf.
Not paying your rent or other charges is a serious matter. It could result in a County Court judgment which could prevent you from getting credit. The Court may instruct your employers to make deductions from your salary or take monies from your bank account. Court bailiffs could to seize goods from your property to the value of the debt.
Arrears on your garage rent
Unlike houses and flats, we don’t have to apply to the Courts for a Possession Order.
You’ll be sent a payment reminder when your account falls into arrears asking you to pay up in full. If you don’t settle the arrears in full, or if you fail to come to an agreement with us to pay them, then a Notice to Quit will be served. If the arrears are not cleared in full within 14 days from receipt of the Notice to Quit, then your garage will be repossessed.
Most arrears cases can be dealt with relatively simply provided you get in contact with us early enough. Ignoring the situation will only make matters worse.
