Repairs that we charge for

 

Certain repairs are rechargeable to our tenants

We don’t bear the cost of all repairs to your property.  If you, members of your family or your visitors cause damage whether maliciously or by accident, for example a broken window, or through negligence, for example getting locked out of your property, then we’ll charge for the cost of repairing the damage.

If damage arises due to crime or vandalism then you should first report this to the police and get a crime reference number.  You’ll need to provide this number to our staff when you call to request the repair.

Whenever you call to report a repair, we’ll let you know if the cost of the repair is your responsibility.  If it is your responsibility and you ask us to carry out the work, then we’ll need you to sign a document which outlines the works carried out and the cost. You’ll usually need to pay for the work before we carry it out, but if it is urgent then we’ll send you a bill once it is completed.  You can pay for recharged repairs by installments and you might be able to claim back the cost through your home contents insurance. You’ll need to check your policy details to see if you are covered for the type of damage incurred.  Remember you can take out our home contents iInsurance which offers attractive rates for a good level of cover.

Typically, we don’t charge if the repair is due to vandalism or criminal damage, if you are over the government’s retirement age or if you are registered disabled.  If you think you should be exempt from a recharge you should complete the Claim for Exemption from Recharge form.  Once this is completed, you can hand it in to your neighbourhood office.

Examples of repairs we charge for:

  • Broken glazing
  • Blocked hand basin, sink or bath
  • Broken toilet seat
  • Changing a lock due to keys being lost
  • Plastering that has been damaged due to prolonged use of a steamer to strip wallpaper

We may also charge you if you use the emergency repairs number to exaggerate the urgency or a repairs request.
