The Council does not bear the cost of all repairs to your property.
Where tenant's or visitors to their property, have caused damage (eg. broken window) or been negligent (eg. locked out of property) the Council will charge for the cost of works to repair the damage.
Where tenants are reporting damage due to crime or vandalism they must first report this to the Police and quote the crime reference number to the BH officer taking the repair request.
You will be advised that a repair is rechargeable either when reporting the repair or during a routine inspection where you have given notice to terminate your tenancy.
The charges should not apply to OAPs, the disabled, or cases of vandalism or criminal damage. If you think you should be exempt from a recharge you should complete the form Claim for exemption from recharge by clicking on the link under ‘Useful Links’ below and forward this to your local estate office. Details of local offices are obtainable by clicking onto the Neighbourhood Housing Office Contact list under ‘Useful Links’.
The Bolton at Home representative will ask you to sign a copy of a form which outlines the works carried out and the cost. An invoice will subsequently be raised for which you will be liable.
It is possible to pay for recharged repairs by instalments. This needs to be arranged with BMBC, who send out the invoice, and not with Bolton at Home.
You might be able to claim back the cost of rechargeable repair done through your personal Contents Insurance. It is up to you to check your policy details to see if you are covered for accidental damage.
If the repair is your responsibility but you ask us to undertake the repair, we will usually charge you for the cost of the repair.
Phone 01204 338200 or visit a One Stop Shop or Local Estate Office (see useful links) and we will arrange an appointment with you for a property inspector to visit and assess the repair.
The inspector will price up the work, help you complete the relevant form and explain what happens next.
A list of repairs which are the tenant’s responsibility can be found in the Tenants Repairs Handbook. Please click onto this link (1mb PDF - opens in a new window) to access the handbook.
For further information please contact your local housing office or telephone 01204 338200.
