Can I find out when works will start?

If your estate appears on the capital improvement programme we may be able to give you a date when we hope works will start. However, you should remember that sometimes these dates change because of unexpected problems in previous works. Do I have to have the works done?

We encourage everyone to have improvement works when they are offered, because we do not know when we would be able to come back if you change your mind.

However, we understand that sometimes there are reasons why you may not want works at a particular time, such as if you are ill. If this happens, please tell us and we will try to help out as much as we can.

If there are no health and safety risks to you or anyone else, we would not insist that the works are done.

How do you decide if my home is decent?

We look at lots of different information to decide whether your home is decent. We look at any information given to us by:

As well as this, we make sure that your home will be made decent, by surveying your home when we do the works.

What is a decent home?

When will my home be made decent?

We have agreed to make all Bolton at Home properties decent by April 2008. However, this does not mean that every home will have a new kitchen and bathroom or a new heating system; it means that your home will meet the Decent Homes standard. For more information, please click on the link below:

The capital improvement programme lists all the works that we hope to complete in the next two years. But sometimes we are able to give you an idea of when in that 2 years the works will be done. I have been told that my repair has been passed to planned programme. What does that mean?

It means that the type of work that needs to be done will be included in the capital improvement programme. We use this type of information (as well as other information) when we decide which estate needs capital improvement works.

For example, if your kitchen is in a poor condition, and lots of other properties on your estate have the same problem, we may include your estate on the next capital improvement programme.

Unfortunately, it sometimes means that you will have to wait quite a while before the work is done.

If the repair is urgent, the repairs and maintenance section should go ahead with the repair in the usual way.

What is external refurbishment?

External refurbishment of your home should make your home wind proof and water tight. Works are only done if they are needed. The works may include:

What are whole house improvements?

If we know that a lot of work, or disruptive work needs doing to your home, we will arrange to do all the works at the same time. If necessary we would arrange for you to move in to another property whilst the works were being done.

Will there be any more works after April 2008?

Yes. Even though all our properties will be decent by April 2008, some properties will become non-decent in 2009, and some more in 2010, others in 2011 etc. This is because, for example, some roofs or heating systems, that are fine at the moment, may need repairing or replacing in 2009 or 2010 etc. The government expects us to make those homes decent again, so that all our homes are decent at the end of every year.

My house has not been done, but the rest of the estate has. What shall I do?

If the works were not done to your home at the same time as everyone else, you should get in touch with the Asset Management team and ask for help. If the works need doing, we will make sure that this happens. You can contact the Asset Management team.

Are Bolton at Home on target for meeting the Decent Homes Standard by April 2008?

Yes. At the end of March 2007 we had:

• 18,520 properties in total;
• 16,765 properties classed as decent; and,
• 1,755 properties classed as non-decent.
The works that are planned before April 2008 will make all our properties decent by then.

My kitchen units need repairing, but my home is not on the capital improvement programme. What can I do?

If your kitchen needs repairing and your home is not on the capital improvement programme, you should report the repair in the normal way. You can telephone (01204) 338200. The repairs section should make any necessary repairs. If a kitchen unit cannot be repaired that unit should be replaced.
